Principal

Alfred “Alfie” I. Means, III is a principal at Q10 iCap Realty Advisors where his responsibilities include loan and equity joint venture production, lender relations, and loan servicing. Alfie’s extensive experience in capital markets and knowledge regarding life insurance lenders are invaluable assets to Q10 iCap Realty Advisors.

Alfie joined Q10 iCap Realty Advisors in 1998 and became a full partner in 2000. He utilizes his network of relationships throughout Atlanta and nationally to consistently produce a high volume of deals across all property types. Notable transactions include:

  • $19M permanent loan for a 250-unit multifamily townhome community in Jonesboro, GA.  The loan was sourced from a Fannie Mae DUS lender and offered full leverage with an interest-only period.
  • $12.4M permanent loan for a 60,000 SF single-tenant office building in Atlanta, GA.  The loan was sourced from a credit union.
  • $58.5M fixed rate permanent debt for a 230,000 SF Class “A” office building in Sacramento, CA.  The loan was locked for 25 years and sourced from a correspondent life insurance company.
  • $23M permanent loan for 2 office buildings totaling 185,000 SF in Decatur, GA.  The loan was sourced from a correspondent life insurance company.

Alfie has been in the capital markets placement business since 1990 when he began his career on the lender side of the transaction. His previous positions include:

  • First Fidelity Mortgage Corporation – Vice President providing capital markets services for commercial real estate clients.
  • Wachovia Bank – Commercial Loan Officer in the real estate finance group.

Alfie holds a Postgraduate Diploma in Economics from the University of Sussex in England and obtained a Bachelor of Science degree in Management from the Georgia Institute of Technology.

Outside of work, Alfie chairs the annual RPM 911 race for the Shepherd Center SHARE Military Initiative – a rehabilitation program for servicemen and women who have sustained a brain injury and PTSD from the Afghanistan and Iraqi conflicts. He also serves Buckhead Lions Club, the Chastain Park Conservancy, the American Legion Post 140 and coaches youths at Buckhead Baseball.

Principal

David Collie is a Principal at Q10 iCap Realty Advisors where his responsibilities include debt and equity production, capital relationships, and loan servicing. David works with all property types and has procured capital from a variety of sources including permanent life/CMBS debt, interim /construction debt, participating debt, as well as equity.

David focuses on quickly understanding the obstacles and advantages to each deal, allowing him to effectively source transactions across various markets, property types and capital sources. He prides himself on accurately identifying the needs of the borrower, setting realistic expectations and always working to exceed them.

David joined iCap Realty Advisors as an associate in 2001 became a Principal in 2011. He has been with the firm almost since its inception and has been an integral part of its growth and development. Over the past decade, David has consistently ranked as a top 10 producer across Q10’s nationwide network of over 150 finance professionals and was named the top producer in 2010, 2011, 2012, 2013 and 2016. He currently serves on the Q10 Board of Directors. Recent notable transactions include:

  • $86M bridge loan for acquisition/repositioning of a multi-family property in Denver, CO.
  • $62M bridge loan for acquisition/repositioning of a multifamily property in Atlanta, GA.
  • $35.1M permanent loan for a multi-property retail portfolio located in the southeast.
  • $32M equity and construction loan for development of a power center located in Atlanta, GA.
  • $29.7M participating mortgage loan for a ground-up construction of a Louisiana apartment community.

Ned “Kin” W. Heyward, Jr. is a Director at Q10 iCap Realty Advisors where his responsibilities include loan and equity joint venture production. Kin has extensive knowledge about life insurance lenders and was instrumental in the launch of Prudential’s small loan program known as PruExpress. He also brings 45 years of experience in real estate finance having seen firsthand multiple industry cycles. Notable transactions include:

  • 100% equity financing for the development of a proposed retail shopping center in Nashville, Tennessee. The development had a projected budget of over $106 M. Equity was sourced from a U.S. real estate investment advisor and an affiliate German investor.
  • Equity financing for the development of a proposed high-end multi-family project in Atlanta, Georgia. The budget was in excess of $53M and equity was sourced from a U.S. real estate investment advisor.
  • $6.3M in third party equity financing for the development of a proposed high-end multi-family project in Atlanta, GA. The budget was over $58 million and the deal was secured during the height of the 2007-2008 credit crunch.
  • $8M loan for a retail center secured despite a short-term remaining with the anchor tenant. Loan was sourced from a correspondent life insurance company lender.
  • $16M permanent loan for a retail center secured through a correspondent life insurance company lender. The refinance allowed the owner to contribute excess funds towards the rehabilitation of the center.
  • $1.1M in joint venture equity from a private investor for a proposed 140,800 s.f. distribution center. The project had no pre-leasing and was one of the first endeavors of the regional developer.

Kin has been engaged in commercial real estate finance in Atlanta since 1972 and his career has spanned executive positions in several financial institutions, culminating in 1996 with the founding of Alliance Realty Advisors, currently doing business as iCap Realty Advisors. His previous positons include:

Michael “Mike” Alan Welty is a Director of Q10 iCap Realty Advisors. He has been involved in arranging project financing for his entire career and brings a lifetime of unparalleled professionalism and expertise to Q10 iCap Realty Advisors:

  • 1976-1996 Mike develops his career at Standard Mortgage Corporation (now CBRE) and First Fidelity Mortgage Corporation.
  • 1997 Mike becomes one of founding partners Alliance Realty Advisors, Inc.
  • 2000 Mike works with ten other regional mortgage banking firms across the country to create iCap Realty Advisors, LLC, a national mortgage banking platform.
  • 2009 Mike is instrumental in merging iCap with Q10 Capital LLC, forming the largest platform of its kind in the country. He served on the Q10 Board of Directors from 2009-2017.

Mike’s career activities have covered all commercial property types, working with just about every capital source available, including both correspondent and non-correspondent lenders. In addition to his experience, Mike is known for his willingness to take on complex assignments that would often deter others. Mike’s willingness in combination with his ability to successfully convey “the story” and manage his clients’ expectations, has formed the foundation of his career.

Over thirty years ago, Mike saw an opportunity in an aging population and started specializing in financing healthcare-related real estate ranging from physician-owned buildings to complex hospital campus developments. Over the years, he learned how to navigate the challenges posed by unsubordinated ground leases, air rights agreements, government regulations and the highly political environment surrounding this asset class. As one of the first in the region to tap the healthcare property finance niche, Mike is now called on to share his expertise by joining panels and speaking at events on various aspects of medical facilities finance.

Mike always looks at the big picture and places great importance on working with the Q10 platform to employ the network’s expertise, contacts, resources, and “best practices” which ultimately benefit iCap’s clients. Mike is confident that the iCap team’s hard work, integrity, and the ability to find innovative solutions to complex financial problems will result in continued expansion of the company’s success.

C. Vincent “Vince” Hughes is a Director at Q10 iCap Realty Advisors where his responsibilities include debt and equity joint venture production. Vince applies his broad range of experience as well as his sales and negotiation skills to bring parties together and close transactions that best fit their needs.

Vince joined the company in 1998 and secured the placement of debt and equity for commercial real estate owners and developers across a wide range of properties. Notable transactions include:

  • $65M sale of a 376,351 SF, two-building campus in metropolitan Atlanta, GA.
  • $62M term loan secured by a multi-property portfolio encompassing 20+ properties in four states.  The loan was sourced from a major credit company
  • $35M acquisition and construction financing of the largest single office building in Charleston, SC for conversion to residential condominiums.  The loan was sourced from a regional bank.
  • $16M acquisition of three office buildings by a German entity in Atlanta, Georgia.  The loan was sourced from a correspondent life insurance company lender.

Vince served in the U.S. Army for three years and completed his service as a First Lieutenant. After his military service, Vince began a 40-year career in finance and commercial real estate including the following positions:

  • Property Funding Corporation – Founder, Principal, and Owner placing commercial real estate loans and equity.
  • Jefferson Pilot Insurance Corporation (now Lincoln National Life Insurance) -District Mortgage Loan Manager for the State of Georgia.

Vince holds a Masters of Business Administration from Georgia State University and a Bachelor of Arts degree in political science from Ohio University. He is a licensed real estate broker in the State of Georgia and is the former head of the Commercial Mortgage Bankers section of the Georgia Mortgage Bankers Association.

Vince is on the Board of Directors at Moss Creek Plantation in Hilton Head Island, and when he is not working, might be found playing tennis or piloting a Piper or Cessna airplane.

William “Bill” Mitchell is a Director at Q10 iCap Realty Advisors where his responsibilities include debt and equity joint venture production. Bill works with a variety of property types and has a strong background in retail.

Since joining the firm in 2003, Bill has procured construction, interim and permanent financing for all property types throughout the Southeast. Representative transactions include:

  • $47M acquisition financing for a grocery-anchored shopping center portfolio, sourced from a correspondent insurance company.
  • $15.7M participating loan for a specialty use shopping center portfolio, sourced from a correspondent insurance company.
  • $18.7M acquisition financing for a multi-anchored shopping center, sourced from a CMBS lender.

 Charles “Charlie” Clark is a Director at Q10 iCap Realty Advisors where his responsibilities include debt and equity joint venture production. Charlie’s strong background in leasing and ownership of commercial properties enables him to approach the process with an expanded perspective.

Charlie has been with Q10 iCap Realty Advisors since 2010 and he originates loans for 11 life insurance companies, banks, CMBS lenders, real estate funds, and government sponsored entities (Fannie & Freddie). Notable recent transactions include:

  • $42M bridge loan secured for three office buildings in Atlanta, GA.  The loan was sourced through a life insurance company and provided a cash-out and flexible prepayment.
  • $7.2M permanent loan secured for a 68,000 SF loft office building.  The loan was sourced through a correspondent life insurance company and provided a long-term fixed rate with aggressive flexible prepayment options.
  • $7M permanent loan secured for two industrial projects totaling 218,000 SF.  The loan was sourced through a correspondent life insurance company.
  • $10.6M permanent loan secured for a Kroger-anchored retail center.  The loan was sourced through a capital markets execution to achieve maximum proceeds.

Active in the Atlanta real estate industry since 2000, Charlie developed his knowledge of many facets of commercial real estate through his previous positions:

Wilson joined the firm in 2010 and his notable transactions include:

  • $58M fully amortizing non-recourse permanent loan on a Class A office building in Sacramento, CA, sourced from a correspondent insurance company.
  • $10M non-recourse bridge loan to convert a hotel into a retail/multifamily property in Birmingham, AL. The transaction was also capitalized with state historic tax credits, federal historic tax credits, and new market tax credits.
  • $26.1M non-recourse permanent loan on a newly constructed hotel property in Charleston, SC, refinancing existing bank debt and returning capital to sponsors. The loan featured flexible prepayment and was sourced from a correspondent insurance company.

James “Jimmy” Warren is an analyst at Q10 iCap Realty Advisors where he supports the production team in the debt placement process. His responsibilities include financial underwriting, market analysis, property due diligence, preparation of marketing materials, and assistance throughout the closing process. Jimmy prides himself on his ability to look outside the bounds of a typical analyst and perform multiple functions, from detailed analysis to interacting with clients and learning their needs. Jimmy joined Q10|iCap Realty Advisors in 2013 and participated in over 100 transactions totaling $880M in debt and equity across all property types.

Before joining Q10 iCap Realty Advisors, Jimmy developed his knowledge of the finance market at the following institutions:

Zach Whorton is a Senior Analyst at Q10 iCap Realty Advisors where he supports the production team in the debt placement process.  Zach is responsible for financial underwriting, market analysis, property due diligence, preparation of marketing materials, and assistance throughout the closing process. Zach brings to the firm his familiarity with the Atlanta market, established relationships with CRE influencers, multifamily experience, and attention to detail.

Zach joined Q10 iCap Realty Advisors in 2014 and assists with the placement of transactions across all property types. Before joining Q10 iCap Realty Advisors, Zach held numerous positions that helped developed his knowledge of the commercial real estate finance market:

Analyst

Josh Tarpley is an analyst at Q10 iCap Realty Advisors where he supports the production team in the debt placement process. His responsibilities include financial underwriting, market analysis, property due diligence, preparation of marketing materials, and assistance throughout the closing process.

Before joining Q10 iCap Realty Advisors, Josh gained experience as an underwriting analyst, ultimately being promoted to loan officer. He has been involved in more than 120 transactions valued more than $2.5 billion, with over $300M of individual debt production.

Josh’s experience spans underwriting, structuring and executing transactions including conventional financing, construction financing, bridge financing and mezzanine debt, which he developed at the following institutions:

Servicing Manager

Nina Coughtry is the Servicing Manager at Q10 iCap Realty Advisors where she oversees and manages the loan servicing portfolio of over 600 loans totaling more than $1.6B on behalf of the firm’s life insurance company lenders. Nina joined Q10 iCap Realty Advisors in 2010 to spearhead the loan servicing department and enhance the firm’s ability to better serve its clients. Nina’s department carries out the following functions with accuracy and efficiency:

  • Monitoring escrow, insurance, taxes and UCC’s
  • Investor Reporting & Cashiering
  • Servicing compliance with Lender Servicing Agreements and Loan Documents

Nina has over 20 years of experience in loan servicing and is part of Q10’s Servicing Committee. Servicing Analyst

Elizabeth Lamb is a servicing analyst at Q10 iCap Realty Advisors where her responsibilities include handling insurance analysis and compliance, property inspections, and UCC’s (Uniform Commercial Codes) for iCap’s servicing portfolio of over 600 loans. She also handles compliance matters and assists in conducting year-end financial analysis for the iCap Realty Advisors portfolio. Elizabeth strives for the highest degree of accuracy and keeps the parties on both sides of the transaction informed throughout the process.

Elizabeth joined iCap Realty Advisors in 2014 after graduating from Georgia State University with a BBA in Managerial Sciences. She is an avid reader and enjoys spending time with her two dogs.

Office Manager

Jennifer White is the Office Manager at Q10 iCap Realty Advisors where she ensures that the daily operation runs smoothly. Her responsibilities encompass many aspects of the business including AP/AR, payroll, database management, travel arrangements, and assisting the principals with their work-related needs. Jennifer joined Q10 iCapRealty Advisors in 2014, and she brings more than 15 years of professional administrative experience to the firm.

When Jennifer isn’t working, she can either be found at the ballfield watching her daughters play competitive fast-pitch softball or at the barn with her American Saddlebred show horses.
