Michael “Mike” Alan Welty is a Director of Q10 iCap Realty Advisors. He has been involved in arranging project financing for his entire career and brings a lifetime of unparalleled professionalism and expertise to Q10 iCap Realty Advisors:

  • 1976-1996 Mike develops his career at Standard Mortgage Corporation (now CBRE) and First Fidelity Mortgage Corporation.
  • 1997 Mike becomes one of founding partners Alliance Realty Advisors, Inc.
  • 2000 Mike works with ten other regional mortgage banking firms across the country to create iCap Realty Advisors, LLC, a national mortgage banking platform.
  • 2009 Mike is instrumental in merging iCap with Q10 Capital LLC, forming the largest platform of its kind in the country. He served on the Q10 Board of Directors from 2009-2017.

Mike’s career activities have covered all commercial property types, working with just about every capital source available, including both correspondent and non-correspondent lenders. In addition to his experience, Mike is known for his willingness to take on complex assignments that would often deter others. Mike’s willingness in combination with his ability to successfully convey “the story” and manage his clients’ expectations, has formed the foundation of his career.

Over thirty years ago, Mike saw an opportunity in an aging population and started specializing in financing healthcare-related real estate ranging from physician-owned buildings to complex hospital campus developments. Over the years, he learned how to navigate the challenges posed by unsubordinated ground leases, air rights agreements, government regulations and the highly political environment surrounding this asset class. As one of the first in the region to tap the healthcare property finance niche, Mike is now called on to share his expertise by joining panels and speaking at events on various aspects of medical facilities finance.

Mike always looks at the big picture and places great importance on working with the Q10 platform to employ the network’s expertise, contacts, resources, and “best practices” which ultimately benefit iCap’s clients. Mike is confident that the iCap team’s hard work, integrity, and the ability to find innovative solutions to complex financial problems will result in continued expansion of the company’s success.

A resident of Atlanta for over 57 years Mike has a Bachelor’s degree from Georgia State University’s School of Urban Studies and holds a Georgia real estate license.
